General Terms & conditions of booking for Lane Barton Leisure Barn
Lodges: Are from 2:30pm on day of arrival until 10:00am on day of departure.
Reservations: A reservation only becomes confirmed when deposit is received. Bookings made online are provisional until confirmed by Lane Barton Leisure
Please try to arrive no later than 6.00pm on day of arrival. Please telephone to inform us if this is
not possible so arrangements can be made.
Booking
When making a reservation, an initial deposit of 20% of the total is required for all booking types. This is part of the full rental charge; full payment is due eight weeks (60 days) prior to arrival.
Provisional Bookings
Telephone requests shall be held for 5 working days awaiting booking form & your deposit or full
payment.
Deposit and Cancellation Insurance
In the event of cancellation of more than 60 days before arrival (and insurance not taken out), the hirer will forfeit the deposit if we are unable to resell the property. In the event of cancellation less that 60 days prior to arrival, the hirer will lose all deposit payment. As this is a legal contract, it is advisable and strongly recommended to insure against cancellation.
NOTICE OF CANCELLATION
Should be made immediately by telephone/email, and then confirmed in writing/email to Lane Barton Leisure.
Electricity
Electric charges are included in booking fee.
Availability
The booking is made in good faith in the belief that the Leisure Barn will be placed at your disposal for the type and dates stated, if for any reason this is not possible through circumstances not under the
control of the Proprietor (e.g. fire, theft or damage) we cannot guarantee to provide an alternative accommodation.
In such an event the deposit will be refunded in full and as such you will have no claim against the Proprietor or agent, the Proprietors reserve the right to alter or amend the facilities or amenities available without prior notice.
Discount Plans
Only one discount offer can be taken at any one time, unless with prior agreement. 10% discount Voucher’s only available on any one week of holiday, not available during peak periods.
No discount is available on mini break prices.
Accommodation damage & miss-use
We ask that the Leisure Barn is left in a clean and tidy condition and that should any items be accidentally broken or damaged that you undertake to inform us & as required replace or repay. We would expect the property you hire to be left in a clean & tidy manor “as you found it” should this not be the case or the property be damaged in any way by negligence and we have not been informed & agreed a settlement, then an additional charge will be made against the payment method used to confirm booking. (We do not take a refundable deposit as we trust & expect our guests to leave the property in a suitable & acceptable condition).
Access
The Hirer shall allow the Lender entry to the property for all reasonable purposes.
Occupancy
The number of people occupying the Leisure Barn must not exceed the numbers stated on the Booking, without prior arrangement.
Use of Accommodation
The hire property shall be used solely for holiday purposes and the Hirer shall not sub-let the property or any equipment hired to the Hirer.
Hirer’s Property
No liability is accepted by Lane Barton Leisure for loss or damage to hired or passengers property, Baggage, motor car etc., however caused nor for any accident or mishap to persons whilst on the Premises.
The owner reserves the right to refuse admission of persons or pets, if in the opinion of the
Owner, the hirer is not suitable to take charge or causing a disturbance/nuisance which may upset the peace and tranquility of other holidaymakers. In the event of termination of a let a refund of any
Unexpired portion of rent will be made.
Pricing
We reserve the right to alter/amend prices without notice on both our web site and printed literature
and these may differ from time to time.
Minors
Bookings for those under 18 years cannot normally be accepted.
Fires
No fires are to be lit on any part of the grounds or surrounding land without prior written consent
Caravans
No caravans or tents may be left on the grounds without prior written consent.
General information
Travel Tip:
From the East on the M5 take juction 27 exit to Tiverton follow the A361 to Barnstaple then onto the A39 heading for Bideford & Bude. 6 miles after Bideford turn left towards Woolsery. From Woolsery pass the Church on your right and turn sharp left by the school toward Stibb Cross & Putford. Stay on this road for 1 mile when you will see the signs for Lane Barton on your left
Telephone & Free Wi-Fi internet access:
Free Wi-Fi internet access is available in the Leisure Barn. Best mobile signal at Lthe Leisure Barn - vodafone & O2
Senior Citizens:
Special discount of 10% on any one week, all in party must be classed as a senior citizen to qualify, not available during peak periods.
Additional Weeks:
Special discount of 10% is given on a second and subsequent weeks booked.
Discount Plans:
Ask for details of other special offers available. Must be agreed at time of booking. Only one discount offer can be taken at any one time, unless with prior agreement.
Arrival:
On day of arrival please inform us if you will be arriving later than 6.00pm so arrangements can be made.
Towels & Linen:
Contract quality Laundry bed linen sets supplied, beds not being fully made up for arrival. All bedrooms feature duvet.
Cots/Highchairs:
Are available free of charge, please supply your own cot linen.
Outside Lighting:
Is minimal on site, it would be advisable to bring a torch.
Playroom:
This area has games & toys for children to play and keep themselves amused
Supermarkets:
Asda, Morrisons,Tesco,Aldi and Lidl are all only fifteen minute’s drive into Bideford, Supermarket deliveries are available
Pets Welcome:
A charge of £5 per day per animal (min 2 days) or £20.00 per week.
Dogs must be kept under strict control at all times and must not be left unattended in the property. Please bring own pet bedding and under no circumstances allow pets on furniture or beds.
TV's and Videos:
Colour flat screen televisions are available along with a large sceen projector. PS3 player available on request from the farmhouse.
Barbecues:
Available free of charge.

Launderette:
Free washing machine, no tumble dryer, Iron & ironing boards are also available in The Barn.
Car Parking:
Ample parking for up to 8 vehicles available
Country Pubs:
Only a short drive of 3 miles to Parkham you will find a Country Pub serving
good home cooked food and fine ales, or a drive onto the A39 will offer you many options for dining & pub food.
Activities
Let us help you maximize your leisure time. A host of activities are available in The Barn and lots of visitor attractions and sites of natural beauty are on our doorstep.

Sea fishing from the shore of many beaches and boats available from Clovelly.

Full group cancellation
2 months = 100% Deposit
7 - 8 weeks = 80% Balance
6 - 7 weeks = 70% Balance
5 - 6 weeks = 60% Balance
4 - 5 weeks = 50% Balance
3 - 4 weeks = 40% Balance
2 - 3 weeks = 15% Balance
Less than 2 weeks No refund
Individual group member cancellation
Groups of 12 or less no refund available.
Groups of 13 or more, booking will be recalculated at the smaller group rating and the difference refunded.
